About the Boca Raton, Delray Beach, Boynton Beach, Florida Area

Boca Raton

Boca Raton is a wonderful beach community in southeast Florida with a population of 70,000 within the city limits and 125,000 in the unincorporated areas. Delray Beach and Highland Beach border it to the north and Deerfield Beach is to the south. There are about 21.14 square miles within the city and 77 square miles within the unincorporated lands.

One of its major goals in Boca Raton is protecting its beach lands and inland waterways from the threat of pollution and as a city, and for that it receives an A+! For the past 20 years it has also received an award as “Tree City USA” for having maintained and replaced trees in the area.

LOCATION

All 3 communities are located right off interstate 95 which is the north south interstate from Maine to Florida. The coastal highway A1A also runs north to south along the Atlantic coast.

BRIEF HISTORY

No one is quite sure how the name Boca Raton came about. The first inhabitants of this area were the Tequesta Indians, who lived in communities by the ocean as long as 1000 years ago.
The construction of the intercostal canal and the Florida East Coast Railway in the 1890’s opened up the region to industrious pioneers.

By the early 1900’s Boca Raton was a tiny agricultural community specializing mainly in the cultivation of pineapples.

The town of Boca Raton was incorporated during the land boom of 1925 and the town council hired the famous architect Addison Mizner to plan a world-class resort community. This project never really started with the depression, but the famous hotel The Cloister Inn still stands as a tribute to that era.

The housing boom of the 1960’s was another matter. IBM moved in and the first PC was built in Boca, then the city began the redevelopment of the downtown area. The Boca Raton Museum of Art grew to satisfy the cultural needs of the city and so it continues today.

Delray Beach

Welcome to Delray Beach! Delray Beach has been named twice and nominated once as “All-American City”. The All-America City award program annually recognizes ten communities within the United States for constructive citizen participation and collaboration of the public, private, and nonprofit sectors in identifying and resolving critical issues.
Delray Beach encompasses 15.37 square miles of land. About 90 percent of this land has been developed. Because it is approaching maximum building capacity, the city has shifted its focus to renewal and redevelopment.

BRIEF HISTORY

In 1876, the first building in Delray beach was a safety station for shipwrecked sailors. In 1894 a postmaster from Michigan purchased 160 acres at $25 per acre and started the town of Linton.
The same year a group of African-Americans from the Florida Panhandle purchased land and settled west of the land bought by Linton.

In 1896 the arrival of the F.E.C. railroad brought many positive changes with it. More settlers moved in, and the agricultural economy was given a push by the ability to transport products to the north especially.

The first buildings established were schools, churches, a railway station and post office.
Following WW1 was a prosperous decade, which changed the face of Delray Beach from an agriculture town to a beach resort.

Boynton Beach

Boynton Beach is the county’s third largest city, and in 2001 it was rated the number one beach in Palm Beach County. A multi-million dollar marina real estate development project will change the face of Boynton Beach. Here you will find a strong sense of community, with many different neighborhoods working together for a strong central township.

There are many diverse places to live: townhouses, beautiful single-family homes, condos along the intercostal waterway, and fine old-time Florida mansions.

BRIEF HISTORY

In 1894 a Civil War Major from Michigan first set his eyes on the town that now bears his name, Nathan Boynton. The next year he returned with a group of colonists and built the Boynton Beach Hotel to use as his family’s summer residence.

As the first settlers came to realize, the fertile soil was perfect for growing all types of tropical fruits and more.

It wasn’t until after the second world war that this small town began to get a reputation as a fine place to raise a family. But when the big secret came out about Boynton Beach being on the entrance of the gulf stream, this made it one of the finest fishing spots in the country.

Real Estate Tips
Accepting An Offer >Evaluating Multiple Bids

Competition for homes is high in hot markets. When you are a seller faced with multiple offers on your home, how do you choose the best one? Your real estate agent can help you compare and contrast the terms of each proposal.

Look at the price of each offer and evaluate your net profit. Next, consider the terms of each contract. How "clean" is each offer? Are there contingencies that affect the sale, such as the buyers needing to sell another property before they can finalize the purchase of your home? Can you work out a mutually agreeable date for you to move out and for the buyers to move in? Can you get reasonable assurances that the buyers will be able to qualify for the financing they will need?

Your real estate agent can help you weigh the relative merits of each offer, so that you can accept--or counter--the best one, and line up another as an alternative.
